The questions every homeowner eventually asks.

Is quarterly maintenance really required by my warranty?

Yes — and most homeowners don't know it. Every major impact-window manufacturer (ES Windows, Tecnoglass, Fleetwood, La Finestra, Oldcastle BuildingEnvelope, PGT, CGI, and others) requires documented service at intervals ranging from every 6 months to every 3 months. Missing even one scheduled maintenance can void your warranty on that unit. Check your warranty document, or send it to us and we'll flag the requirements for you.

What happens if I skip maintenance for a year or two?

Three things: your warranty on affected units is likely void, salt air and humidity will have accelerated wear on hardware and seals, and operation problems are harder (and more expensive) to fix than to prevent. We can usually recertify a system after a comprehensive inspection — but any damage that occurred during the lapse is on you, not the manufacturer.

Can I switch tiers later?

Anytime. Most clients start at Tier 2 and move up if their needs change. You can also flex down — though most don't, because the value becomes obvious after the first year.

Do you maintain windows you didn't install?

Yes, provided they're a recognized impact-rated system. We'll do a first inspection, assess condition, and decide whether to onboard. If the units are an off-brand or installed incorrectly, we may recommend replacement before taking on maintenance — because we don't put our name on work we can't stand behind.

What does it cost?

It depends on property size, number of units, access complexity, and how far we drive. A typical Tier 2 home with 30–40 units runs in the low four figures per year. A waterfront estate with 150+ units and Tier 3 service is substantially more. We quote every property individually so the price reflects the actual work — not a catalog number.

Do I get anything physical, or is it all digital?

Digital by default — reports, photos, and warranty documentation all land in your client portal, searchable and permanent. If you want a printed annual binder with all records, we produce one for Tier 3 clients and can add it to Tier 1 or 2 on request.

Can you also handle repairs when you find issues?

Yes. Our techs can complete minor repairs during the maintenance visit (hardware swaps, weatherstrip replacement, small adjustments) with approval. Larger repairs are quoted separately — with photos and specifications — so you can decide whether to proceed.
